Convenience Stores & Carwash
A retail store, often in a residential area, that carries a wide selection of everyday consumable items such as snacks, staple groceries, and drugstore items, and which is open long hours for the convenience of shoppers. The store also provides gas and diesel for any car stopping by. Convenience stores make for excellent investments, providing stable regular cash flow due to the steady demand for their products and services.
Since 1990, we have grown from 2 convenience stores to our current holding of 20+ convenience stores. We have affiliated with Pitstop Express, a convenience store company, to help run and manage most convenience stores owned by Encore Capital. Our plan is to reach 50 gas stations within the next five years and to become a household name in the convenience store industry.
Land
Ownership and maintenance of land on which there is a building property or of unused land that has the potential to later be utilized for a new property venture. Land can appreciate alongside the growth of the surrounding area, making it a profitable investment over the long run. Land can also be plotted to be distributed for different types of developments, whether that be a gas station or a house, allowing for further portfolio diversification.
Since 2005, we have grown from 2 acres to 100 acres. Encore Capital has a strong desire to grow its ownership of land in the Greater Houston Area. We plan on aggressively raising funds to grow our portfolio as quickly as possible while maximizing our future forecast of returns. We see our land holdings being spread across the world, including our current ownership in parts of India and the United States.
Residential Developments
Any development on private land that provides living accommodations for one or more persons. This category includes, but is not limited to single-family homes, multi-family homes, condominiums, and apartments. Residential developments are favored among investors as they provide strong growth returns through an easy to understand the structure.
Since 2020, we started at 1 unit and reached 46 units. We have also exited over 50 units making nearly 3 million dollars. Encore Capital has been growing its residential holdings for nearly six years. Our current focus has been on family-style homes and Class C apartment rehabilitations. Encore has a current Class B project in the pipeline and is actively seeking investors. In the future, we can see Encore taking on many more residential development and rehabilitation projects with the cash-out refinance and seven-year exit model.
Commercial developments
Real estate intended to generate a profit, either from capital gains or rental income. Commercial property includes office buildings, medical centers, hotels, malls, retail stores, multifamily housing buildings, warehouses.
Since 2013, we have grown from 1 commercial property to our current holding of 6 commercial properties. Encore Capital's current holdings maintain a near-maximum tenant occupation rate. Seeing as our location scouting for convenience store developments provides us with lucrative property placements, we plan on acquiring more commercial properties alongside most of our future convenience store developments.
